When Should You Sealcoat Your Driveway in Westchester County?

If your driveway is starting to look gray, faded, or rough — it's probably overdue for sealcoating. In Westchester County, where winters are cold and summers are humid, the cycle is harder on asphalt than in milder climates.
The 2–3 year rule
For a typical residential driveway in Westchester County, plan to sealcoat every 2 to 3 years. That cadence holds for most properties in Ossining, Briarcliff Manor, Croton-on-Hudson, Yorktown Heights, and the surrounding towns. High-sun-exposure driveways or those used for daily heavy vehicle traffic should be on the shorter end of that range.
Skip a cycle and the asphalt binder — the dark, tar-like glue holding the aggregate together — starts to oxidize under UV light. Once oxidation sets in, water penetrates faster, freeze-thaw cycles do more damage, and the driveway grays out. From there, it's a much shorter path to crack-and-patch territory or full resurfacing.
How to know you're due
The clearest signs your driveway needs sealcoating:
- Color has faded to gray. Healthy asphalt is dark, almost black.
- Surface feels rough or sandy. That's loose aggregate from a worn-out binder.
- Hairline cracks are starting to appear, especially in sun-exposed sections.
- Water beads up less than it used to after rain.
- It's been more than 3 years since the last seal — even if it doesn't look bad yet.
If you can run your hand across the surface and feel grit on your palm, the binder is breaking down. Sealcoat now and you preserve the asphalt underneath. Wait another year and you're paying for crack repair on top of sealcoating.
What about brand-new driveways?
Newly paved asphalt should cure for at least 90 days before its first sealcoat. Sealing too early traps oils that need to evaporate during the cure, weakens the long-term bond, and can leave a sticky surface. We tell every customer with new asphalt the same thing: wait three months, then come back and we'll seal it.
Cost vs. consequence
The cost of sealcoating a typical Westchester driveway is a small fraction of the cost of resurfacing. Resurfacing means tearing up the top layer, hauling it away, and laying fresh asphalt — a multi-thousand-dollar job. A regular sealcoat schedule pushes the day you need to resurface decades into the future.
Best time of year
Sealcoat needs dry pavement above 50°F for application, and 24+ hours of dry weather afterward. In Westchester, that gives you a working window from roughly mid-May through mid-October.
