Sealcoating.
A protective barrier against water, UV, and chemical erosion — applied every 2–3 years.
A fresh sealcoat does three things at once: it locks moisture out of the asphalt below, it shields the binder from UV breakdown, and it stops oil and chemical drips from eating through to the aggregate.
We use an asphalt emulsion sealer — the industry standard for durability, flexibility, and clean black finish. Applied at the right temperature, with proper surface prep, by a crew that has been doing this for four generations.
Recommended cadence: every 2–3 years for residential driveways, more frequent for high-traffic commercial lots. Skip a cycle and you start losing the asphalt itself.

Sealcoat needs dry, 50°F+ pavement and 24 hours without rain. We watch the forecast for you.
Prep the surface
Clean is more than half the job. We sweep, blow, and prime before we ever open a bucket.
Two coats, cure, done
Two coats, 24-hour cure between, then 24-hour cure before traffic. Most driveways done in a single day.
